Terms & Conditions


Deposit
A  non-refundable deposit of £100 per week is required to secure price booking.
If you`re booking is made within 8 weeks from departure date it must be
accompanied by full payment.  Your booking is confirmed upon receipt of your payment and this will be confirmed in writing.

Occupancy
Only persons accompanying the named guest on the booking may occupy the
property.  The property can not be re-let or sub-let to any other group, party or
individual without written permission from the owners.  Under no circumstances may more than the maximum number occupy the property. 
The owners reserve the right to refuse admittance to the guest and party if they are in breach of this condition.  We do not accept pets in the property.

Your responsibility
You are responsible for taking care of the property and its contents.  At the end of the period the property and its contents including all equipment, furniture and
utensils must be left clean and tidy which includes the crockery and cutlery cleaned and stored in appropriate cupboards, and ensure that the cooker, microwave and fridge are clean. You should ensure that no member of your party engage in any activity in or around the property or swimming pool, which may cause damage or offence to the neighbours or other third parties.  You should also ensure that all rubbish is cleared away from the property and placed in the communal dustbins.

Damage to the property and its contents
Except in the case of normal wear and tear you will be responsible for making good any damage to the property or its contents, which has occurred due to
negligence with damage or irresponsible behaviour on the part of those occupying the property.  You will be liable to pay for the cost of replacement or rectifying damage.

Right of access
Our representatives have the right to access the property at any time with regard to the convenience of  you for the purpose of linen change, inspection of the property, and to carry out essential, or routine repair or maintenance work.

Our responsibilities
Neither the owner of any of our representatives can be held responsible for
circumstances beyond our control including but not limited to, mechanical breakdown of television reception, swimming pool maintenance, failure of any public supplies, injury, illness, death or loss.

Holiday insurance
Adequate holiday insurance is essential and the rental of the property does not include insurance.  We recommend that full insurance is taken out to cover 
cancellation, personal accident, medical, damage etc.

Accuracy of information
The owners take great care to ensure that the information and photographs
contained on this website are correct and all details are updated on a regular basis.

Arrival and departure times
The property will be available for occupation from 16.00 on the day of arrival and should be vacated by 10.00 on the day of departure, however we will do our utmost to accommodate all our guests.

Keys
Detailed instructions for keys, directions, car hire or taxi service will be confirmed to you in writing on receipt of the balance.

Building and development work
In the event of building work taking place by local authority, developers or neighbours it is important to note that the owners are not responsible for such work and are unable to stop such work taking place or control the levels of noise.   Should any work be brought to our knowledge we will inform our guests at time of booking.

Force Majeur
The owners regret that they cannot accept liability or pay any compensation when the performance of prompt performance of their contractual obligations is
prevented or affected by ` force majeur`.  In these terms and conditions of hire, `force majeur` means in the event of the owners or the suppliers of the service(s) in question could not even with due care, foresee or avoid.  Such events may include, but are not limited to war, threat of war, civil commotion or strife, hostilities, strikes or other industry disputes, natural disasters, fire, acts of god, terrorist activities, quarantine, epidemics, weather conditions, government action or other events outside our control.

No Smoking Policy
We have a no smoking policy in the apartment, smoking is permitted on the
balcony and terrace and there may be ashtrays provided for this.

Property Guidelines
There will be full guidelines for you at the property, this will include a contact
telephone number if your require assistance.


SAFETY NOTICE           
Special attention must be paid to the following:-


Balcony  is protected by railings which may encourage small children to climb or squeeze through,  do not leave small children unattended on the balcony.
Patio doors and windows may be difficult to see in the bright sunlight even though they do have stickers on.
Marble floors can be very slippery when wet.  All marble floors to the property should be kept dry at all times to avoid accidents.
Swimming pools can be dangerous to small children if left unattended, please ensure that you and your party familiarize yourselves with the pool layout to identify the shallow and deep ends.  Please take note of  the safety signs around the pools.
Electricity supply is the same as in the UK (240v).
